The Brief

A light-industrial tenant in south Calgary was taking over a unit that hadn't been touched electrically for at least 15 years. They needed new distribution sized to their actual loads, a full LED lighting upgrade, three-phase shop power for their equipment, and a small office build-out in the front of the space. The adjacent tenant was operating during daytime hours, so all work had to happen evenings and weekends.

What We Did

  • Scoping and design-build: Walked the unit with the client, captured equipment nameplate loads, sized new distribution, and produced a fixed-price quote split into clear deliverables.
  • New distribution panel: Replaced the existing under-sized panel with a 200 A three-phase distribution panel, properly rated for the tenant's planned load.
  • Three-phase shop power: Ran new feeders to the back of the shop and terminated into a sub-panel near their equipment. Disconnect switches added per the relevant code section.
  • Full LED lighting upgrade: Removed the legacy fluorescent fixtures, installed new high-output LED bays in the shop area, and lower-glare LED panels in the office build-out.
  • Office build-out: New circuits for desks, network gear, and an HVAC tie-in. Cable trays routed cleanly above the dropped ceiling.
  • Evening and weekend execution: All loud or disruptive work scheduled outside the adjacent tenant's operating hours. Daytime presence kept to quiet inspection-style tasks.
  • Permit and inspection: Pulled on day one of scoping. Inspector visits scheduled around the work phases. Final sign-off completed before the tenant's official move-in.

The Result

A unit that's now properly sized for the tenant's operation, with bright efficient lighting, three-phase capacity where they need it, and a clean small office at the front of the space. The adjacent tenant didn't lose a single hour of operating time. The new tenant moved in on schedule.
